How this screen works
Set an income
HUD's FY2026 four-person median family income is adjusted for household size, then multiplied by 60%, 80%, or 100%. These are arithmetic AMI scenarios, separate from HUD's adjusted program limits.
Calculate a rent ceiling
Thirty percent of the selected annual income, divided by 12, is the monthly gross cap. Subtract tenant-paid utilities to get the asking-rent ceiling.
Compare a real apartment
The entered rent is a calculation only. A county-level Yes, Near, or None observed result needs verified current listings and confirmation that each unit is market-rate.
